The fastest way to destroy the roof on your building is to pretend like it doesn’t exist. The average commercial roof needs to be inspected annually and will probably require some type of maintenance every several years. This will keep it healthy through every season. The Southeast has unique challenges due to heat, saltwater, and hurricanes. These challenges just mean inspections are extra important!
Broken Seals and Seams
If the roof is suffering from damaged perimeter flashing, broken seals along the edges or underneath, or seams that have come apart, rainwater is sure to invade the surface and seep down inside the building. You should never underestimate the vulnerability of a roof no matter how small the hole in the flashing or tear in the seam may be. The good news is, these types of problems can be easily handled with little cost involved.
